1. No Smoking
Smoking is strictly prohibited inside and outside the property. A $200 fee will apply if violated.
2. Keys & Access
Lost or unreturned keys will incur replacement fees:
Gate key: $40
Elevator key: $40
Apartment key: $20
3. ⏰ Check-Out (11:00 AM)
Turn off lights, AC, and electronics
Lock all doors and windows
Return all keys
4. Guest Limit / No Parties
Only registered guests are allowed. No events or parties. Violations may result in immediate cancellation without refund.
5. No Pets
Pets are not permitted.
6. Linen & Furniture Care
Towels are for in-home use only
No eating in bed
Avoid sitting on furniture with wet clothes
7. Plumbing Care
Do not flush wipes, paper towels, or sanitary items. Use trash bins. Any plumbing damage may result in additional charges.
8. Damages
Guests are responsible for any damages to the property.
9. Parking
Please park only in designated spaces.
Guests will access the keys to the apartment using the lockbox. They will have access to the whole apartment, both assigned parking spaces, and common areas of the building.
We communicate with guests through the booking platform messaging system, ensuring quick and reliable support. Our team is available before and during your stay to assist with any questions, recommendations, or needs.

February 2026Home is located within a quick little walk down the street to the beach. Shops are vlose by and grocery store is across the street. We had a car and parking is available right on the property with a gate. This home is spacisous with two rooms and two full bathrooms. Kitchen has everything you need and the place is nice and comfortable. The beds and linen were good for a nice rest after spending the day on the beach. We recommend staying here as its a nice place with ample space and beach essentials for your vacation. Also liked the peovate parking and elevator to get to your home.

January 2026We enjoyed our stay at Porfirio’s place! It was clean, and had great access - 5 minute walk - to a beautiful beach. With two other local beaches within an easy drive or longer walk. Around the corner was a bodega and a terrific cafe and bakery with a full menu, and a short drive to a supermarket. A mile walk to Kioskos and Luquillo downtown with many restaurants and plaza. Convenient to El Yunque as well. When our flight was cancelled, Porfirio was very helpful in connecting us to another host in the same building. Would definitely want to stay here in our return.

January 2026Wonderful host. Trust me, if his listing mentions leave everything simply stay and enjoy with all relevant amenities provided. The security is top class if that's of importance along with private secured parking slot. Walkable convenience store, restaurants and gym bootcamp. A guy sells coconut and we took it on our way to beach walking. Use the surf board at the beach for more fun. Dry your clothes in Dryer inside the unit. Relax and watch great movie in the night via the giant TV. Fabulous place. Will save this for later stays. Upper class neighbourhood and very beautiful. My Mother enjoyed it too much as well. Thanks

May 2025The location is great! Your just a hop, skip, and a jump from Luquillo beach. Its located close enough to the rain forest as well if you're into going on a rai forest adventure. The apartment was clean, a very attractive. The host was both responsive and friendly. The only criticism I have is my daughter is heavily allergic to mold and premold moisture. The first bathroom was slightly wet and leaky. She had a reaction. I switched brs with her and it improved her experience. we loved our stay otherwise.

May 2025This place was AMAZING! The pictures do not do it justice. It is so big and cozy and at night it was very serene and quiet. The HUGE bonus was the private off street parking, since the beach can get very busy and street parking it limited. So it was nice to have parking all the time. The condo was so squeaky clean and smelled amazing. I would definitely book this condo again. Porfirios place was such an amazing stay for us. Restaurants we loved were Panderri Bakery best breakfast and coffee. Also Boardriders such great food and vibe! Thanks Porfirio for such a great place!

March 2025The condo is a perfect location. Everything was as described in the listing. The check in instructions were crystal clear. Great space and host. Any extra set of keys would be helpful when staying with people who may want to do different things, but we made it work. I would book again.

March 2025Overall I am satisfied with the place and would stay again but the kitchen could use more pots and pans (or bigger ones) for those that like to cook and eat in. What was provided was the absolute basics but was sufficient. The kitchen was clean but I think could use a deep clean to remove the grease around the stove. The bathrooms were very clean and the beds comfortable. Very close to several beaches. The only thing I didn’t like was there was no coffee provided. After arriving late at night, I woke up in the morning and had to leave to buy ground coffee to use. I would leave 5/5 if there was coffee for the morning.
