House Rules:
To ensure a comfortable stay for all guests, please review:
1. No Smoking
Smoking is strictly prohibited inside and outside the property. A $200 fee will apply if violated.
2. Keys & Access
Lost or unreturned keys will incur replacement fees:
Gate key: $40
Elevator key: $40
Apartment key: $20
3. ⏰ Check-Out (11:00 AM)
Turn off lights, AC, and electronics
Lock all doors and windows
Return all keys
4. Guest Limit / No Parties
Only registered guests are allowed. No events or parties. Violations may result in immediate cancellation without refund.
5. No Pets
Pets are not permitted.
6. Linen & Furniture Care
Towels are for in-home use only
No eating in bed
Avoid sitting on furniture with wet clothes
7. Plumbing Care
Do not flush wipes, paper towels, or sanitary items. Use trash bins. Any plumbing damage may result in additional charges.
8. Damages
Guests are responsible for any damages to the property.
9. Parking
Please park only in designated space #26.
10. Pool Safety: Guests are responsible for their safety while using the pool, as there is no lifeguard on duty.
Balcony Rules:
No hanging clothes or towels on the balcony – violation fee $200
Do not throw objects from the balcony under any circumstances
Compliance: Anyone violating balcony rules may be asked to leave the property immediately.
Trash: Do not leave trash outside the door. Use the designated trash bin next to the service elevator.

Guests will access the keys to the apartment using the lockbox. They will have access to the whole apartment, one assigned parking space, and common areas of the building.
We communicate with guests through the booking platform messaging system, ensuring quick and reliable support. Our team is available before and during your stay to assist with any questions, recommendations, or needs.

March 2026We had a great stay at the Porfirio's spot. It's centrally located and walkable to many stores and restaurants. Located right on the beach. It's also very close to the airport which is convenient but you do hear the planes. It wasn't bad but just FYI. The host was very responsive as well.

January 2026Amazing spot for a weekend getaway, location is great you can pretty much walk everywhere! The place was spotless and the view is beautiful! Make sure to visit the mini market in the lobby they watch your bags until check in for $5 and very friendly

December 2025This place was amazing! It was very clean and looked exactly like the photos! The location is great, with a pharmacy on the corner and shopping center right across the street. The building itself is spotless, and even has a small shop where you can get basic supplies, souvenirs, and there’s also a laundromat. All gates open with a key fob, and you have direct access to both the pool and beach. Loved it!

July 2025We had a great stay at The Condominio Coral Beach, the place was very and clean and convenient in the area, and was directly right next to the beach. The balcony had a nice view of the beach towards the right. I also liked it being secured place. I highly recommend staying here and if I had the choice I would definitely stay here again. June 2025This was the first BnB we’ve booked that was accurately described and pictured. The room was clean, the view stunning, the bedding spotless. There were materials available if we wanted to cook something very light. The towels provided were clean and looked new. The access to the beach or pool was super easy and there were so many stores across the street - places to eat , get groceries etc. Thank you so much to the Host - we would definitely book again !

I had to contact Porfirio regarding the door lock being a little difficult to maneuver and he was responsive and sent a technician so we felt comfortable. They provided a lot of recommendations and were overall helpful. Beautiful view.

May 2025Great place to stay in San Juan! Host was quick to respond and gave great recommendations. Direct access to beach and they have a huge pool for swimming. Pool is more of a relaxed vibe, don’t expect drinks or resort style pool. My only concern was the door. It was very tricky to get the key out which could be frustrating. Other than that you get exactly what is advertised. You will enjoy your stay here!

April 2025The place was newly remodeled and the beach was less than a five minute walk from the exit. There is a pool on property that goes to 12ft that we enjoyed. The pictures were accurate and the host responded promptly to any questions. Overall it was a great stay and location!
