Our home was built around 1875. 2 bedroom, 1 bath residence in the heart of Old San Juan, each room has a kitchenette, full amenities, shared bathroom, is on the second level of the residence. Spacious terrace with stunning ocean views.
Located in a quiet and residential area in Old San Juan this home offers a peaceful atmosphere, within walking distance to restaurants, cafes and shops. You’ll enjoy a safe and convenient location with access to everything you need for a comfortable stay.

. Check-in and Check-out Times:
• Check-in: After 3 p.m.
• Check-out: Before 11 a.m
. No Smoking:
• Smoking is not permitted inside the property.
• No smoking on the balcony
• Please keep noise to a minimum between 11 p.m. and 8 a.m.
• Respect our neighbors by avoiding loud noises or loud music.
• Ensure that pets are well-trained and do not cause damage.
. Responsibility for Damages:
• Guests will be responsible for any damages caused during their stay.
. Cleaning Expectations:
• Please leave the property in the condition you found it.
• Use the provided containers for trash and recycling.
. Security:
• Please ensure all doors and windows are secured when leaving.
• Follow all provided safety instructions.
. Use of Amenities:
• Follow the use and safety instructions for all amenities.
. Parking:
• Free street parking is allowed Monday to Friday from 6 a.m. to 6 p.m.
• Parking on the street is prohibited on Saturdays and Sundays.
• We recommend two paid parking options: “COVADONGA PARKING” (more economical but farther away) and “LA COCHERA” (more expensive but closer to the property).

Spaces are located on the 2nd floor of our residence. They are private from our space.
We communicate with guests through the booking platform messaging system, ensuring quick and reliable support. Our team is available before and during your stay to assist with any questions, recommendations, or needs.
Cushions for use on terrace are stored in first room. Please store in basket after use. Do not sit on basket.
Broom and dustpan available inside trunk located on balcony by second room.
House is equipped with battery backup system in case of power outage. If there is a power outage we will notify via the APP to take energy conservation measures according to expected duration of power outage.
We also have water storage system to ensure continues water supply.

April 2026This was a great home base from which to explore Old San Juan! Easy to walk everywhere, yet the block itself was very quiet. We especially loved sitting on the front patio where there was a nice ocean breeze. Host was very responsive and let us check in early so we could go straight there from the airport.

March 2026Our stay was very nice and the place was mostly as described. However, the ad claims ocean views from both bedrooms and this is decidedly not true. There is literally no view of anything from the master except a white wall. The view from the second bedroom can only be seen by going over to the door to the patio. There were 3 of us staying there and we were only able to get one key (we did ask for another) which was a bit of a problem. We either had to leave the outside doors unlocked when one of us when we didn't go out together; my husband and I were locked in once. This is a true safety hazard. While there was no sitting area to speak of, this ordinarily wouldn't be a problem but it rained almost every day so we couldn't sit outside much and there is really no other spot to hang out except to sit on a bed. When you used the remote to turn on/change temp the TV goes on - it happened in both bedrooms.

March 2026We had an excellent time staying in Old San Juan at Porfirio's AirBnb! It was very clean, spacious, and had two beautiful outdoor areas. They even had beach towels for us to use! When we had any questions, the host was very responsive and even proactively reached out to us about the grid losing power for a few hours. Thanks for a great experience!

February 2026Great neighborhood. Beautiful, clean well kept apartment. Great beds and shower. We had mosquitos which was uncomfortable but did not take away from the places charm. Also it's basically two connected rooms with a bathroom in between. I thought it was more like an apartment with a living room and kitchen. Probably my fault for not investigating close enough.

February 2026Porfiro’s place is a welcoming, quiet flat in the heart of Old San Juan. I couldn’t have been happier we chose Porfiro’s. It was clean, well-kept, and spacious enough for my family. Literally the only sound was the morning school children (in session), which is a wonderful exception to the late night bustle with other properties in this area. We enjoyed having our morning espresso on the terrace overlooking the ocean. Porfiro made accessing the flat a breeze, with personable messages and accurate pre-recorded entry details. Further, he sent wonderful recommendations and offered flexibility at checkout. We look forward to booking again!

We ultimately were unable to make our stay but 100% would recommend booking his place and plan to again in the future myself!

January 2026We loved staying at this apartment during the 2026 San Sebastián Festival!! We stayed from Wednesday to Monday and the location was perfect; close enough to enjoy everything Old San Juan has to offer, yet far enough to be quiet at night, which allowed us to sleep well. The primary bedroom upstairs was very comfortable, and the AC worked extremely well. One thing to note is that the first-floor apartment has a balcony, and if people are speaking loudly downstairs, it can be heard in the upstairs room. For us, this wasn’t an issue, we were out late most nights, and the guests downstairs were respectful and not loud. The building also has quiet-time rules, which were well respected. The hosts were very responsive and helpful. We really appreciated how on top of the house rules they were, ensuring a comfortable stay for everyone. Overall, a great place to stay in Old San Juan. I would definitely recommend it!!

December 2025We loved this place! The location was perfect - walkable to everything in Old San Juan. My 24-year-old son stayed in one room while my husband and I stayed in the other, and we had plenty of space. The two kitchenettes were the perfect size for us to have a little breakfast and sandwich things, milk for coffee, etc. We appreciated the sunny deck and how easy it was to get in and out of the place. Everything was as described, and we had great and responsive communication with the owner - we would recommend it to friends and family.

December 2025Great location, with a spacious balcony, morning shade, sea view. Quiet residential street within short walk to restaurants and sights. AC units kept us cool at night. Note that there are two kitchenettes but not a full kitchen. It was all we needed for breakfast and to put together a picnic lunch but you couldn’t make a hot meal.

El alojamiento estaba impecable, tal y como se ve en las fotos—limpio, cómodo y con todos los detalles necesarios para una estadía sin estrés. La ubicación también fue perfect: fácil acceso, segura y cerca de todo lo que necesitaba. De verdad se nota cuando un host se preocupa por la experiencia del huésped, y aquí fue así de principio a fin. Lo recomiendo 100%. Si vuelvo al área, sin duda me quedo aquí otra vez.

July 2025This was a great location. It’s close to many restaurants and sites in San Juan. The apartment was very clean and I very much appreciate that coffee was supplied in the room. Unfortunately, our visit was cut short due to a city issue with a water pipe in the area. Porfirio and Queta were accommodating and responsive. We were issued a refund upon check out.

May 2025Great spot - can't recommend it enough! Porfirio was a wonderful host, always responsive and accommodating. The space was perfect for our needs and the beds were very comfortable. No issues during our stay - the spot was easy to find, wifi worked well, and the location couldn't have been more perfect. I would recommend future guests bring ear plugs if you aren't an early riser, as there's a school across the street from one room & seemingly some construction near the other that both could be quite loud on the weekday mornings (not sure if that's typical or was just during our stay). Still totally worth the price, but just plan accordingly!

The space was very clean and well-maintained. It was a bit tight for our group of five, but we made it work. June 2025Had a wonderful stay! The apartment was beautiful, clean, and exactly as described. Beautiful ocean view on the balcony. The property was in a great location and within walking distance of almost all of VSJ (if you like to walk). We had 5 guests and had no problem sharing the one bathroom. Porfirio was a great host and had clear instructions on getting into the property.
